Discovery Call & Design Brief Assessment

Every project starts with a focused discussion. We understand your plot location, plot size, family requirements, preferred architectural style, budget range, timeline, service requirement and decision-making process. For serious architecture clients, we also share a Design Brief Assessment form before the consultation. This helps us understand whether you need architectural design only, interior design, grey structure construction, turnkey construction or a complete design-build solution.

Plot, Byelaws & Feasibility Review

Before starting the design, we review the plot’s authority, location, access, orientation, setbacks, height limits, covered area possibilities, parking needs and approval requirements. For DHA, LDA, CDA and RDA-regulated projects, this stage is especially important because a beautiful concept is only useful if it can be approved, priced and built. For apartment buildings, commercial plots and mixed-use projects, feasibility also includes FAR, saleable area logic, parking planning, circulation and market positioning.

Typical Output: Feasibility note, byelaw direction, risk points, planning assumptions and preliminary budget discussion.

Concept Planning & Space Strategy

This is where the project begins to take shape. Our architects develop space planning options based on your requirements, plot dimensions, lifestyle and site conditions. For residential projects, we focus on room sizes, privacy, natural light, ventilation, circulation, parking, servant areas, storage, terraces, double-height spaces and family routines. For commercial and apartment projects, we focus on rentable/saleable area, vertical circulation, parking, visibility, services, structure efficiency and long-term operational value.

Typical Output: Concept plans, zoning options, massing direction and initial design logic.

Mood Board, Design Direction & 3D Visualization

Once the planning direction is clear, we develop the architectural character of the project. This may include modern, contemporary, minimalist, Spanish, neo-classical, resort-style, farmhouse-inspired or commercial façade directions depending on the client and the plot. For selected areas, we prepare 3D views, elevation studies, material references, color direction and design mood boards. This helps clients visualize the project before committing to detailed drawings or construction decisions.

Detailed Architectural Drawings

After concept approval, we move into detailed architectural drawings. This stage converts the approved concept into a more precise and coordinated drawing set. The drawing package may include floor plans, elevations, sections, stair details, roof plans, door/window schedules, levels, dimensions and authority submission drawings. For interiors, this stage may also include ceiling plans, lighting layouts, tile plans, joinery references and material schedules.

Structure, MEP & Interior Coordination

A strong design must work technically. At this stage, architecture is coordinated with structural design, electrical layouts, plumbing, drainage, HVAC planning, water tanks, shafts, ceiling zones and interior requirements. This coordination is especially important for luxury homes, apartment buildings, commercial buildings and turnkey projects where late-stage clashes can cause delays, rework and cost escalation.

BOQ, Procurement Strategy & Pre-Construction Planning

Before construction starts, the project needs a clear commercial and execution framework.
