We quote construction once the architectural, structural and MEP drawings and a verified BOQ exist, as one figure with the boundary wall, gate columns, parapets, septic tank and water tank included.

Architecture and house design
Plans, elevations, 3D views and structural, MEP and submission drawings for houses, farmhouses and commercial buildings, anywhere in Pakistan. Work includes farmhouses of 18,000 to 27,000 sq ft and a 4 Kanal classical house in DHA Lahore.

Grey structure to turnkey in Lahore, Islamabad and Rawalpindi, quoted from complete drawings and a verified BOQ. A 30,000 sq ft residence at Chak Shahzad, Islamabad is now under construction.

Designed to be built
We design buildings that can be built, and we build what we design.
Many builders quote a rate per square foot before any drawings exist, which leaves room for exclusions and variations later. We work the other way round, which is why our first questions are about your plot and your drawings rather than a rate.
Drawings before a price
Construction is quoted only once the architectural, structural and MEP drawings, the plot conditions and a verified BOQ are in hand.
One figure, site works inside it
The quotation includes the septic tank, water tank, boundary wall, gate columns and parapets instead of adding them later.
Byelaws cited, not guessed
Coverage, height and setback figures come with the regulation, edition and page for the authority that governs your plot.

About half of our clients are overseas Pakistanis, living in the UK, the Gulf, North America and elsewhere. Our founder, Fahad Arif Khawaja, worked at Emaar in Dubai before founding Avenir.

What does Avenir Developments do, and where?
Avenir Developments is an architecture, interior design, construction and Design + Build firm founded by Fahad Arif Khawaja, formerly at Emaar in Dubai. We design houses, farmhouses and commercial buildings anywhere in Pakistan and build in Lahore, Islamabad and Rawalpindi, from offices in DHA Phase 5, Lahore and Gulberg Greens, Islamabad.
Is the first consultation free?
Yes. It is held at our Lahore or Islamabad office, and clients abroad meet us on Google Meet or Zoom. We go through your requirements and your plot, and agree which service fits. It does not produce drawings. A written fee proposal follows within two working days of the meeting.
How quickly will you reply?
Within one working day. Our Business Development and Client Relations team replies and asks only for what is still missing. The Lahore office is open Monday to Friday and the Islamabad office Monday to Saturday, both from 10:00 to 19:00 PKT.
Do I need drawings before I contact you?
No. Most clients start with a plot and a brief. If you already have drawings, send them and we will go through them with you at the first consultation.
Can you quote a construction rate per square foot on WhatsApp?
We can point you to current rate ranges in our construction cost guide, but a construction quotation comes only once the architectural, structural and MEP drawings and a verified BOQ exist. If your architect has drawn the house, ask them for the BOQ; if there is none, we can prepare one for a fee.
Do you take over a house that is already under construction?
No. We take on construction only from the start of a building, working from complete drawings and a verified BOQ.
Do you take on renovations, small repairs or labour-only work?
No. Our work is architectural design, interior design, construction from grey structure to turnkey, and Design + Build. For a small repair or a labour-only contract, another firm will serve you better.
Can I visit without an appointment?
Yes. Walk-in clients are welcome between 10:00 and 19:00, Monday to Friday in Lahore and Monday to Saturday in Islamabad. An appointment is better: the design brief form reaches you first and someone is free to sit with you.
I live abroad. How does it work?
Overseas enquiries are answered on priority, on WhatsApp first, and then we meet on Google Meet or Zoom at a time that suits you. Once the call is booked, you receive our design brief form, and a written fee proposal follows within two working days of the call.
Do you work outside Pakistan?
Yes, in the UAE, through two associate companies in Dubai: Emirates Oasis Contracting (EOC) and ARCAN Project Management. Avenir's own offices are in Lahore and Islamabad. About half of our clients are overseas Pakistanis, who work with us on WhatsApp and video calls from wherever they live.
