How to Calculate Bathroom Fittings and Fixtures Costs for Your Home
Calculating Bathroom Fittings and Fixtures requirements for any space involves a systematic approach, considering various factors like the type of Bathroom Fittings and Fixtures, the specific application, and the overall design.
A fittings price is not a bathroom cost.
In Lahore, one 45 sq ft family bathroom costs PKR 235,000 to 440,000 to build at Standard specification on the Q4 2026 rate set. The WC, basin and taps are only about a quarter of that. Tiling, waterproofing, glass, the vanity, hidden plumbing, hot water, electrics and six trades of labour make up the rest, and each is priced below.
One family bathroom, Standard
2.35–4.4PKR lakh
About 45 sq ft in Lahore, every trade included. PKR 235,000 to 440,000, before contractor overheads.
Per sq ft of bathroom floor
7,500PKR / sq ft
A powder room runs PKR 8,130, because a WC, basin, drain and fan cost the same in 20 sq ft as in 80.

Estimate your bathrooms
Set the city, the specification and how many bathrooms the house has. The result splits into the layers a competent quotation should itemise, with overheads and contingency shown on their own lines.

What one bathroom costs to build and fit
In Lahore a Standard family bathroom costs PKR 235,000 to 440,000, a powder room PKR 115,000 to 210,000 and a master bathroom PKR 360,000 to 680,000, materials and labour for every trade included. Islamabad and Rawalpindi run about 4 percent higher, and DHA adds 6 percent.

Why DHA costs more. DHA Lahore and DHA Islamabad require work to follow the drawings they approve and inspect it in stages, which adds supervision and rework to finishing works. A Standard family bathroom in DHA Lahore is PKR 249,000 to 466,000.
Standard bathroom sizes in Pakistan
There is no single standard size. These are the three sizes every figure on this page assumes, and what each costs per square foot of its own floor at Standard specification. Tiled area moves cost more than floor area: a 45 sq ft room carries about 215 sq ft of tiles once the walls are counted.
| Bathroom | Floor | Tiled area | Fits | Standard cost | Per sq ft |
|---|---|---|---|---|---|
| Powder room4 ft x 5 ft | 20 sq ft | about 90 sq ft | WC, basin, health faucet | PKR 115,000 – 210,000 | PKR 8,130 |

Everything you choose in a showroom sits in layer A: 28 percent, about PKR 94,500. The other 72 percent turns a set of fittings into a working bathroom, and it is where an incomplete quotation quietly leaves money out.
Shares are of direct cost, materials and installation labour, before contractor overheads, profit and contingency. Bars are scaled against the largest layer. The drawing shows a wall-hung WC for clarity; a floor-mounted WC changes layers A and E, not the shape of the budget.

Send us a bathroom quotation. We will tell you what it leaves out.
Most bathroom quotations price the fittings and the tiles, and leave the concealed bodies, waterproofing, glass and hot water to be discovered once work is under way. You can check yours against the drawing above now. If you would rather have someone read it line by line, send it over.

What each specification tier buys
Each step up roughly doubles the bathroom. At the midpoint a Standard family bathroom costs 2.2 times an Essential one, Premium 2.0 times Standard, and Luxury 2.9 times Premium. The jump comes from concealed fittings, frameless glass, stone and imported ceramics, not from a bigger room.

Why online bathroom price lists mislead
Several widely shared Pakistani rate lists put a branded commode at PKR 6,000 to 12,000. Master Sanitary Ware’s own published prices start at PKR 20,195 for a two-piece commode, and the Pakistan Grohe distributor lists shower systems from PKR 60,000.
Those lists also leave out the parts every fitting needs to work: concealed bodies, cistern frames, angle valves, traps, wastes and floor gratings. Where a manufacturer publishes a price, that figure should always win over an aggregator’s.
Bathroom fitting charges and labour
Fixing the sanitary ware and CP fittings in one Standard bathroom costs PKR 7,000 to 10,000 in Lahore, and the plumbing rough-in behind the walls another PKR 10,000 to 15,000. As single jobs, published fitting charges run from about PKR 300 for a Muslim shower to PKR 2,500 for a commode.

Replacing a basin mixer costs about PKR 10,200 to 18,600 in Lahore, fitted, and a floor-mounted two-piece WC about PKR 22,700 to 29,600. The fitting is most of the cost; the fitting charge is usually under a tenth of it.

Concealed fittings cannot be swapped like this. A concealed mixer or cistern has its body buried behind the tiles. Changing it to a different make usually means breaking tiles around it, which is why the body and its trim should be bought as a matched pair before the walls are closed.

What a renovation adds that a new build does not
- Hidden pipeworkOld galvanised or corroded lines found once the walls are open, which cannot be priced until they are seen.
- New waterproofingA refresh that keeps old tiles also keeps the old waterproofing. A full renovation replaces it and flood tests it before tiling.
- Levels and fallsRaising or re-screeding the floor to get a proper fall to the drain, often the reason an old bathroom leaks.
- Making good next doorPlaster, paint and flooring in the rooms around the bathroom, disturbed by chasing and breaking out.
- Slower workingWork around a household still living in the house, with water shut off in stages.
Stripping out is priced at four helper-days and one mason-day at Lahore day rates, an allowance rather than a quotation. Avenir does not take bathroom-only renovations; bathrooms are rebuilt only as part of a construction, interior design and fit-out, or Design and Build project.
What all the bathrooms in a house cost
At Standard specification in Lahore, the bathrooms in a 5 Marla house cost PKR 7.4 to 13.8 lakh, and in a 10 Marla house PKR 12 to 22.4 lakh. These totals include 15 percent contractor overheads and a 10 percent contingency, so they compare with a builder’s quotation rather than a material list.

Lahore, all bathrooms in the house, materials and labour, 15 percent overheads and profit, 10 percent contingency. Q4 2026 rate set. In Islamabad or Rawalpindi add 4 percent; in DHA add 6 percent. The bathroom counts are the arrangements we see most often on each plot size; the calculator above prices your own.
From our own projects
Owners of 5 to 10 Marla houses usually want the most from a fixed budget. Owners of 2 Kanal houses usually want branded fittings throughout, often chosen from what they have seen abroad. That is why the Luxury band is so wide: at that level the bathrooms stop being a share of the house and become a design decision.
Six decisions that set a bathroom budget
Most of the spread between the low and high figures on this page comes from six choices, and most of them are made on the drawings long before anything is bought.
01
Tiled area, not floor area
A 45 sq ft bathroom carries about 215 sq ft of tiles. Moving up PKR 200 per sq ft on the tile adds roughly PKR 43,000 to that one room.
02
Concealed or exposed
Concealed cisterns and mixer bodies roughly double the spend on ceramics and CP fittings, and the choice has to be made before the walls are chased.
03
Imported content and the rupee
Imported ceramics and fittings reprice with the exchange rate and import duty. Choosing which bathrooms carry them is the most effective single saving.
04
How many bathrooms
Each extra bathroom adds a whole bathroom: PKR 235,000 to 440,000 for a Standard family bathroom, whatever the size of the house.
05
DHA compliance
DHA Lahore and DHA Islamabad add about 6 percent, because work must follow the approved drawings through staged inspections.
06
Water pressure
Rain showers and thermostatic mixers need balanced pressure. If the tank height and pump cannot deliver it, an expensive fitting performs badly.
Bathrooms are settled on the drawings, not in the showroom.
Most bathroom overruns are sequencing failures, not pricing failures. The same change costs a drawing revision at design stage and a wall of broken tiles after tiling. This is the order the decisions have to be made in.
- 1
Design and sanitary schedule
Nothing is built yet
Changing a fitting costs a revised drawing and nothing else.
Cost of a late changelow - 2
Plumbing rough-in
Positions and heights lock
Walls are chased and pipes set. A change means re-chasing, new concealed bodies and making good.
Cost of a late changerising - 3
Waterproofing and screed
Levels lock
The membrane is down and flood tested. A change means stripping back, re-applying and re-testing.
Cost of a late changerising - 4
Tiling
Surfaces lock
The peak. A change means breaking finished tiles and re-ordering from the same batch.
Cost of a late changehighest - 5
Trim and commissioning
Only visible parts stay open
Handles, plates and accessories swap freely if the matching bodies are already in the wall.
Cost of a late changelow
Bars show the relative cost and disruption of a late change, not a rupee figure.
Standard heights for bathroom fittings
A shower mixer or diverter is usually set 900 to 1,100 mm (about 3 to 3.5 ft) above the finished floor, an overhead shower at 2,000 to 2,200 mm, and a wash basin rim at 790 to 850 mm. These heights are fixed at plumbing rough-in, which is why they belong on the drawings.
| Fitting | Height, mm | Feet and inches | Note |
|---|---|---|---|
| Shower mixer or diverter | 900 – 1,100 | 2 ft 11 in – 3 ft 7 in | About 1,000 mm is the usual centre |
| Overhead or rain shower | 2,000 – 2,200 | 6 ft 7 in – 7 ft 3 in | Higher for tall users; check ceiling height |
| Hand shower on a slide rail | 1,100 – 1,800 | 3 ft 7 in – 5 ft 11 in | Rail span, not a single point |
| Wash basin rim | 790 – 850 | 2 ft 7 in – 2 ft 9 in | Counter-top basins: measure to the rim, not the counter |
| Wall-mounted basin tap | about 200 above the rim | about 8 in above the rim | Spout must clear the basin edge |
| Health faucet outlet | about 550 | about 1 ft 10 in | Beside the WC, within easy reach |
| WC seat | 400 – 430 | 1 ft 4 in – 1 ft 5 in | Wall-hung pans are set to this on the frame |
| Towel rail | about 1,200 | about 3 ft 11 in | |
| Mirror, bottom edge | 1,100 – 1,200 | 3 ft 7 in – 3 ft 11 in | Above the basin tap, not behind it |
| Shower niche | 1,000 – 1,200 | 3 ft 3 in – 3 ft 11 in | Align to a tile joint on the setting-out |
Your checklist
Tick as you go. The ticks stay only while this page is open. The document that holds all of it together is a sanitary schedule: one line per fitting per bathroom, with the model, finish, concealed parts, supplier and the date it is needed on site.
Before the plumber starts
Before the tiler starts
On our projects, the sanitary schedule is drawn before anything is ordered.
Bathroom layouts, tile setting-out, fitting heights and the sanitary schedule are resolved on drawings as part of our architecture, interior design and Design and Build work, and approved room by room, including by clients who manage their build from abroad.
How these rates were built
One register, version BTH-2026-09-13. The calculator, the tables, the drawing and every answer on this page read from it, so they cannot disagree with each other.
- Sanitary ware and CP fittingsMaster Sanitary Ware’s published prices and its June 2026 price lists, and the Pakistan Grohe distributor’s catalogue, marked confidence B. Porta and Sonex from dealer prices checked across at least two independent sellers, marked C, with list and street prices recorded separately.
- Tiles, glass, vanity and servicesTriangulated across published Pakistani rate lists updated in August and September 2026. Used only where two lists agree, and discarded wherever they contradict a manufacturer.
- Fitting chargesPer-job labour from the published price lists of two home-service platforms working in Lahore, Islamabad and Rawalpindi, checked on 25 September 2026. They differ by more than 5 percent, so the band is kept wide and marked D.
- Bathroom totalsBuilt up item by item for each bathroom type and tier rather than taken from anyone’s headline figure. The nine layer shares sum to the direct cost for every tier, and that identity is checked arithmetically before publication.
- City and DHA adjustmentIslamabad and Rawalpindi are priced 4 percent above Lahore on observed dealer prices and day rates. DHA adds 6 percent, from Avenir’s own experience of building to DHA-approved drawings under staged inspection.
- Sizes and quantitiesPowder, family and master bathrooms at 20, 45 and 80 sq ft of floor with about 90, 215 and 290 sq ft of tiling, and one geyser per two bathrooms. Industry convention, held as pending calibration against Avenir’s own completed bills of quantities.
- Renovation and replacementReplacement figures add the published fitting charge to the Standard item price. Stripping out is four helper-days and one mason-day at Lahore day rates, an allowance rather than a measured rate.
- Review cadenceQuarterly. This is the Q4 2026 rate set, register BTH-2026-09-13, and the next review is Q1 2027. Imported ceramics and fittings move most with the exchange rate between reviews.
No rate on this page rests on a written supplier quotation held by Avenir, which is why none is marked confidence A. Published Pakistani bathroom price data is fragmented and often contradicts the manufacturers, and pretending otherwise would repeat the error the rest of the market makes. These are planning figures for budgeting and for checking a quotation. They are not a quotation, not a price list, and not a substitute for a measured take-off from your drawings.

Bathroom cost questions
The questions plot owners ask us most, answered with the same figures as the calculator and tables above.
How much does it cost to build a bathroom in Pakistan?
On the Q4 2026 rate set, one family bathroom of about 45 sq ft costs PKR 235,000 to 440,000 to build in Lahore at Standard specification, materials and labour for every trade included. A powder room is PKR 115,000 to 210,000 and a master bathroom PKR 360,000 to 680,000. Essential specification brings a family bathroom down to PKR 110,000 to 190,000, and Premium takes it to PKR 475,000 to 850,000. Islamabad and Rawalpindi run about 4 percent higher, and DHA adds 6 percent.
What do all the bathrooms in a house cost (bathroom banane ka kharcha)?
Budget the full set of bathrooms, not one room. A typical 10 Marla house with a powder room, two family bathrooms and a master bathroom needs PKR 12 to 22.4 lakh at Standard specification in Lahore, including 15 percent contractor overheads and a 10 percent contingency. A 5 Marla house with a powder room and two family bathrooms needs PKR 7.4 to 13.8 lakh. The calculator on this page prices your own bathroom count.
How much do bathroom fittings cost in Pakistan?
Lahore item prices on the Q4 2026 rate set: a branded two-piece WC PKR 20,200 to 26,100, a one-piece WC PKR 27,200 to 57,300, a Porta wall-hung pan PKR 27,500 to 38,000, a complete exposed bath set PKR 23,000 to 48,000 and a complete concealed set PKR 57,800 to 104,000. Grohe-class imported sets run PKR 250,000 to 700,000. These are item prices before fitting, and together they are only about 28 percent of a finished bathroom.
What are bathroom fitting charges in Pakistan?
In Lahore, fixing the sanitary ware and CP fittings in one bathroom costs PKR 7,000 to 10,000 at Standard specification, and the plumbing rough-in behind the walls another PKR 10,000 to 15,000. As single jobs, published labour charges run from about PKR 300 to 850 for a Muslim shower, PKR 500 to 850 for a tap or basin mixer, PKR 800 to 1,500 for a wash basin and from PKR 2,500 for a commode, and many services add a minimum visit charge of PKR 1,500 to 2,000.
How much does it cost to replace a tap or a toilet?
At Standard specification in Lahore, replacing a basin mixer costs about PKR 10,200 to 18,600 fitted, a health faucet PKR 3,300 to 8,350, and a floor-mounted two-piece WC about PKR 22,700 to 29,600, or PKR 29,700 to 60,800 for a one-piece WC. The fitting itself is most of the cost. A concealed mixer or cistern cannot be swapped this simply, because its body sits behind the tiles.
How much does bathroom renovation cost in Pakistan?
Replacing the fittings in a Standard family bathroom while keeping the tiles costs about PKR 57,900 to 139,000 in Lahore. A full renovation stripped back to the slab costs about PKR 241,000 to 449,000 plus debris removal, because every fitting, tile and layer of waterproofing is still bought new, and stripping out adds labour. Hidden pipework found once the walls are open cannot be priced until it is seen. Avenir does not take on bathroom-only renovations.
What is the standard bathroom size in Pakistan?
There is no single standard. Common design sizes, and the ones these figures assume, are a 4 ft by 5 ft powder room (20 sq ft), a 6 ft by 7 ft 6 in family bathroom (45 sq ft) and an 8 ft by 10 ft master bathroom (80 sq ft). Tiled area drives cost more than floor area: a 45 sq ft bathroom carries about 215 sq ft of tiles. Your architect sets the real size from the plan and the byelaws for your plot.
What is the standard height for a shower diverter and other bathroom fittings?
Typical planning heights from the finished floor are 900 to 1,100 mm for a shower mixer or diverter, with about 1,000 mm the usual centre; 2,000 to 2,200 mm for an overhead shower; 790 to 850 mm for a wash basin rim; about 550 mm for a health faucet outlet; and 400 to 430 mm for a WC seat. The fitting's own installation sheet and your drawings override these, and they must be fixed before plumbing rough-in.
Does a bathroom cost more in DHA or in Islamabad?
Yes. DHA Lahore and DHA Islamabad add about 6 percent, because work must follow the drawings DHA approves and is inspected in stages. A Standard family bathroom in DHA Lahore is PKR 249,000 to 466,000, against PKR 235,000 to 440,000 elsewhere in Lahore. Islamabad and Rawalpindi run about 4 percent above Lahore on the same specification, reflecting dealer prices and trade day rates in the twin cities.
Why do online price lists show commodes so much cheaper?
Because many have not been checked against the manufacturers. Several widely shared Pakistani lists put a branded commode at PKR 6,000 to 12,000. Master Sanitary Ware's own published prices start at PKR 20,195 for a two-piece commode and reach PKR 57,250 for a one-piece model, and Porta one-piece models sit at PKR 42,000 to 56,000 at dealers. Where a manufacturer publishes a price, that figure should always win.
Should I choose a wall-hung WC or a floor-mounted one?
A wall-hung WC gives a cleaner look and a floor you can clean under, but needs a carrier frame, enough wall depth to hide the cistern and a service panel. Allow PKR 27,500 to 38,000 for a good local wall-hung pan and PKR 36,600 to 60,000 for the concealed cistern and frame. A floor-mounted one-piece WC is simpler, cheaper and easier to replace. Decide before plumbing rough-in, because changing later means rebuilding the wall.
How much does bathroom waterproofing cost, and can it be skipped?
Budget PKR 7,000 to 14,000 per bathroom at Standard specification for a two-coat system to the floor and wet walls, and PKR 15,000 to 30,000 for a higher-performance membrane above ground floor. That is about 3 percent of the bathroom and it should never be cut. It goes on before tiling and should be flood tested, because a leak found after handover means breaking finished tiles.
How often are these bathroom rates updated?
Quarterly. This is the Q4 2026 rate set, reviewed 13 September 2026, and the next review is Q1 2027. We review earlier if the rupee moves more than 5 percent against the dollar, import duty changes or a manufacturer issues a new price list. Imported fittings can move a few percent within a quarter, so check current prices before you buy.
Does Avenir do bathroom fitting or renovation work on its own?
No. Avenir Developments does not take on bathroom-only, tiling, plumbing or fit-out jobs. Bathrooms are designed, specified and built inside a construction, interior design or Design and Build project in Lahore, Islamabad and Rawalpindi, where layouts, fitting heights and waterproofing are resolved on drawings before anything is ordered.
Where Avenir fits
Avenir Developments is an architecture, interior design and construction firm working in Lahore, Islamabad and Rawalpindi. Bathrooms reach site as one package inside a larger project, after layouts, fitting heights, waterproofing and setting-out have been resolved on drawings.
Bathrooms are included when we are engaged for
- Construction, grey structure through to turnkey handover
- Design and Build, one team across design and delivery
- Interior design and fit-out, including the sanitary schedule
- Project management, where we specify and inspect
What we do not take on
- Bathroom-only renovations or single-bathroom fit-outs
- Plumbing, tiling or fitting as a single trade
- Replacing individual fittings or repairing leaks
