Calculating windows and glasswork cost for any space involves a systematic approach, considering various factors like the type of window, the specific application, and the overall design.
Windows are crucial for aesthetics, light, and insulation. Two popular choices dominate the Pakistani market: Aluminum and uPVC. Understanding their cost differences is key to budgeting effectively. Let's look at the price ranges and what influences them.
A glass price is not a window price.
5 mm clear glass costs PKR 280 to 400 per square foot cut to size. A finished window with that glass in it costs PKR 1,900 to 2,900 per square foot of opening in Lahore, because the frame, hardware, seals and fitting cost more than the glass. Both prices, and everything between them, are set out below for Lahore, Islamabad and Rawalpindi.

Glass price per square foot, by thickness
Clear float glass, supplied and cut to size in the Punjab market. The edge drawn beside each thickness is to scale, so you can see what you are paying for.
In Lahore and Islamabad, clear glass cut to size costs PKR 280 to 400 per square foot at 5 mm, PKR 330 to 500 at 6 mm, PKR 460 to 800 at 8 mm and PKR 610 to 1,200 at 10 mm, rates reviewed 25 September 2026. Tempering adds roughly 18 to 36 per cent.

Why glass prices online disagree
Search for 5 mm glass and you will find figures from about PKR 140 to PKR 400. They are usually not wrong. They are three different prices for the same sheet.

uPVC or aluminium: which suits Lahore and Islamabad?
Choose uPVC when
The room is air conditioned and you want the frame itself to insulate.
Openings are normal bedroom and lounge sizes, up to about 6 feet wide.
Noise matters: a casement uPVC window seals tighter than any slider.
Choose aluminium when
The opening is wide, a sliding door onto a lawn or terrace, or the sightline must be slim.
The budget is tight and the room is not air conditioned: a 1.5 mm powder coated section is honest value.
You need thermal performance at large spans: then pay for a thermal break, not plain aluminium.

Glass partition price per square foot
Framed aluminium partitions, frameless glass walls, shower screens and glass doors. Framed partitions are priced supplied and fitted. Frameless work is priced as glass, because the fittings are chosen per job.

Frameless glass partitions and glass walls
A frameless partition is tempered glass standing in a floor channel or held by patch fittings, with polished edges doing the work a frame would. The glass is the part that can be priced from a list. Channels, patch fittings, silicone and fitting are specified per job and quoted separately.

Double glazed glass and window prices
Double glazing is two panes of glass sealed around a spacer, made in a factory. It is priced two ways: as a glass unit, and as part of a finished window. Both are below, along with what actually makes a window soundproof.

Soundproof windows and Low E glass
What makes a window quieter
Noise gets in through the weakest path, which is usually the seal, not the glass. A casement or tilt and turn window that compresses its gasket will outperform a sliding window with better glass. After that, a laminated pane or two panes of different thickness in the sealed unit stop the glass resonating. Ask for a tested sound reduction figure, quoted as Rw in decibels to EN ISO 717-1. A window sold as soundproof with no figure is sold on an adjective.
What Low E glass does
A Low E coating reflects radiant heat while letting most daylight through. It earns its cost only inside a sealed unit, in a frame that does not conduct heat itself, on elevations that take direct sun. It is processed to order, so it is quoted per project rather than from a list, and we have not found a published Pakistani rate we would stand behind.
What one window costs, by size
The price of a single window, supplied and fitted in Lahore, at each tier. Most fabricators bill a minimum of about 10 square feet per unit, which is why small windows cost more per square foot than large ones.

Window replacement cost
Replacing a window in a lived-in house costs the new window from the table above, plus four things a new build does not pay for:
Taking out the old frame without cracking the plaster around it.
Making good the reveals, plaster and paint once the new frame is in.
A new sill if the old one breaks or sits at the wrong level for the new frame.
Carting away the old frame and glass.
These depend on the wall and the finish, so they are priced per opening after measuring. If the opening size changes, the lintel may need attention, and that is a structural question before it is a window one.
Replacing only the glass
A cracked pane in a sound frame needs glass cut to size plus refitting. Use the pane calculator above for the glass. Two cautions. Tempered glass cannot be cut after tempering, so the new pane is made to exact size and takes longer. And a fogged double glazed unit cannot be repaired: the whole sealed unit is replaced.

Opening widths, lintel levels, sill heights and the depth of every sunshade are set when the walls go up. By the time a window vendor measures, most of the cost is already decided. The decision that moves the bill most
Going from restrained to generous glazing, 8 to 15 per cent of covered area, adds PKR 3.99 lakh to 6.09 lakh to a Standard 10 Marla house. Moving the same house from Standard to Premium adds PKR 3.30 lakh to 4.80 lakh. Decide how much glass first, then what kind. Most owners do it the other way round, then economise on the specification to pay for the area.
What the building code requires, and what good looks like
Pakistan has no mandatory performance certificate for residential windows, so nothing stops an untested product being sold. That is why specification, not price, is the thing to argue about. Two reference frames help: the Pakistani energy code, which is law above a size threshold, and the European and American product standards better manufacturers test against voluntarily.

- Where external glass is 40 per cent or less of the external wall, the heat transmission coefficient must not exceed 3.5 W per square metre kelvin and the shading coefficient 0.76. Above 40 per cent: 2.5 and 0.35.
- Section 4.1.3
- Maximum solar heat gain coefficient against window to wall ratio: 0.60 at 20 per cent, 0.50 at 30, 0.40 at 40. Visible light transmittance never below 35 per cent.
- Section 4.1.4
- Openable area above 4 per cent of floor area in mechanically cooled buildings; 50 per cent of window area openable in naturally ventilated ones; safety rails on openable windows above ground.
- Section 4.1.5
- Horizontal shading on south, east and west at a depth of at least 0.234 times window height. Vertical fins on the west. North exempt.
- Section 4.1.7.1
- Air leakage through windows and doors not above 2.0 litres per second per square metre.
Does the code apply to your house?
Section 1.3 applies the code at a connected load of 100 kW, a contract demand of 125 kVA, a conditioned area of 500 square metres (about 5,382 sq ft), or an unconditioned covered area of 900 square metres (about 9,688 sq ft). A 5 or 10 Marla house is below every threshold. A fully air conditioned 1 or 2 Kanal house may not be, and then glazing becomes a compliance question. The code also publishes two conflicting solar heat gain tables, 4.4 and 4.5; the figures above are from 4.4. Society byelaws on projections, setbacks and privacy are separate and must be checked for your scheme.

Windows are settled on the drawings, not in the showroom.
- Opening sizes and orientation are drawn to the room, the view and the sun path, so the glass you pay for is glass you want.
- Sunshade depths are designed to the 0.234 rule or deeper, and priced with the structure rather than bought as tinted glass later.
- Specification by room: uPVC casements where air conditioning runs, aluminium sliders where the opening is wide, safety glass in doors, low level glazing and shower screens.

How these rates were built
- Glass is priced from an online glass retailer's cut to size listings, read on 13 and 25 September 2026, against the ranges in published window vendor price guides. Where two sources disagree, the range spans both and says so.
- Window tiers are set to the overlap of several published 2026 Lahore vendor lists for each frame and glass combination, then defined by what is in them so a quotation can be checked against the tier it claims.
- Islamabad, Rawalpindi and DHA use the same factors as Avenir's house construction cost page: the finishing uplift by tier, and 6 per cent for DHA.
- Double glazed units add the retailer's sealing charge, which excludes glass, to two panes cut to size. Listing the sealing charge alone as a unit price is a common error.
- Partitions are derived from fixed aluminium glazing rates. Whole house figures apply a stated glazing allowance to the same covered areas used across Avenir's cost pages.
- Regulatory figures are read from the NEECA code document itself, with section numbers so you can check them.
Honest limits
- Every market rate here comes from published retail and vendor sources, not from Avenir's own purchase orders. They are planning ranges.
- Rates for thick glass vary more than twice over between sources. The ranges are wide because the market is.
- Laminated and Low E glass are not priced: we found no published Pakistani rate we would stand behind.
- U values in the drawings are indicative, to show position against the code, not test results for a product.

What is the price of glass per square foot in Pakistan?
Clear float glass cut to size costs PKR 180 to 320 per square foot at 4 mm, PKR 280 to 400 at 5 mm, PKR 330 to 500 at 6 mm, PKR 460 to 800 at 8 mm, PKR 610 to 1,200 at 10 mm and PKR 730 to 1,800 at 12 mm in the Punjab market, rates reviewed 25 September 2026.
Uncut sheets bought from a dealer cost less, and glass inside a finished window costs far more per square foot, because you are then paying for the frame, hardware and fitting as well.
What is the price of 5 mm window glass in Pakistan?
5 mm clear glass costs PKR 280 to 400 per square foot cut to size, rates reviewed 25 September 2026. An online cut to size listing showed PKR 328 on that date, and the most recent dealer sheet list we found, from November 2025, showed about PKR 151 for an uncut sheet.
5 mm is the usual glass in Essential and Standard windows for panes up to about 15 square feet. Larger or more exposed panes should step up to 6 mm.
How much do 6 mm, 8 mm, 10 mm and 12 mm glass cost?
Cut to size, clear glass costs PKR 330 to 500 per square foot at 6 mm, PKR 460 to 800 at 8 mm, PKR 610 to 1,200 at 10 mm and PKR 730 to 1,800 at 12 mm. Tempered, the same thicknesses cost PKR 390 to 680, 540 to 1,090, 720 to 1,630 and 860 to 2,450. Rates reviewed 25 September 2026.
The ranges for thick glass are wide because published prices for it vary more than twice over between sources.
How much does tempered glass cost in Pakistan?
Tempered, also called toughened, glass costs PKR 540 to 1,090 per square foot at 8 mm and PKR 860 to 2,450 at 12 mm, supplied and cut to size, rates reviewed 25 September 2026. Tempering adds roughly 18 to 36 per cent to the price of the same clear glass.
Tempered glass cannot be cut or drilled afterwards, so it is made to exact size with every hole marked. It is required for doors, side panels, low level glazing and shower screens.
What is the price of double glazed glass and windows in Pakistan?
A factory sealed double glazed unit of two 5 mm clear panes with a 12 mm cavity costs PKR 1,510 to 2,050 per square foot of glass, supplied, rates reviewed 25 September 2026. A finished double glazed window is the Premium tier: PKR 3,000 to 4,500 per square foot of opening in Lahore.
Moving from a Standard single glazed window to a Premium double glazed one adds about PKR 1,100 to 1,600 per square foot of opening.
What is the aluminium glass partition price per square foot in Lahore?
A framed aluminium glass partition built from standard window sections with 5 or 6 mm glass costs PKR 1,000 to 1,800 per square foot in Lahore and PKR 1,050 to 1,890 in Islamabad or Rawalpindi, supplied and fitted, rates reviewed 25 September 2026. DHA adds 6 per cent.
Doors within the partition, frosting, blinds and proprietary slim office partition systems are extra. Frameless partitions are priced as tempered glass plus fittings chosen per job.
How much does a bathroom glass partition cost in Pakistan?
A shower screen with a 3 foot fixed panel and a 2 foot door, 7 feet high, uses about 35 square feet of tempered glass. In 10 mm glass that costs PKR 25,200 to 57,100 for the glass alone, rates reviewed 25 September 2026. Hinges, handle, seals and the wall channel are extra.
A complete enclosure quoted near the bottom of that range is usually thinner glass, a framed system, or has left the hardware out.
What is the window price per square foot in Pakistan?
Supplied and fitted in Lahore, windows cost PKR 1,300 to 1,900 per square foot of opening at Essential, PKR 1,900 to 2,900 at Standard, PKR 3,000 to 4,500 at Premium and PKR 4,500 to 7,500 or more at Luxury, rates reviewed 25 September 2026. Islamabad and Rawalpindi are 2 to 6 per cent higher and DHA adds 6 per cent.
uPVC and aluminium windows both appear in the Standard and Premium tiers. What sets the price is the profile grade, the glass and the hardware, not the material name.
How much does one 4 x 4 window cost?
A 4 x 4 foot window, 16 square feet, costs PKR 20,800 to 30,400 at Essential and PKR 30,400 to 46,400 at Standard, supplied and fitted in Lahore, rates reviewed 25 September 2026.
Windows smaller than about 10 square feet are usually billed as 10, so a 2 x 2 foot ventilator costs about the same as a 3 x 3 foot window.
Is uPVC or aluminium better for a house in Lahore or Islamabad?
For air conditioned bedrooms and lounges, a multi chamber uPVC casement insulates and seals better for the money. For wide openings, sliding doors and slim sightlines, aluminium is structurally better, and thermal break aluminium closes most of the performance gap at a higher price. Most houses end up with both.
uPVC windows are also sold as plastic, PVC or, loosely, fibre windows. Ask which profile system, which EN 12608 class and whether the frame has a steel core.
How much does window replacement cost?
Replacing a window costs the new window at the per size prices on this page, plus removing the old frame, making good the plaster and paint at the reveals, a new sill if needed, and carting away the old frame. Those extras depend on the wall and finish, so they are priced per opening after measuring.
Replacing only a cracked pane costs the glass cut to size plus refitting. A fogged double glazed unit cannot be repaired and is replaced whole.
Are soundproof windows worth it, and what makes a window soundproof?
Noise gets in through the weakest path, which is usually the seal. A casement or tilt and turn window that compresses its gasket will outperform a sliding window with better glass. After that, laminated glass or two panes of different thickness reduce resonance.
Ask for a tested sound reduction figure, quoted as Rw in decibels to EN ISO 717-1. A window called soundproof with no figure is sold on an adjective.
Why do glass price lists online show different prices?
Because they quote different things. A dealer sheet price is for an uncut sheet collected from the dealer. A cut to size price includes cutting, edging and delivery. A window price is per square foot of opening and includes the frame and fitting.
Several lists carrying a 2026 date also repeat a table first published in March 2023, with 5 mm clear at PKR 142. Check the date and the basis before comparing any two figures.
How much should I budget for windows in a 10 Marla house?
For a 10 Marla house of about 3,000 square feet in Lahore, with glazing at 10 per cent of covered area, budget PKR 5.70 lakh to 8.70 lakh at Standard and PKR 9.00 lakh to 13.5 lakh at Premium, supplied and fitted, rates reviewed 25 September 2026. That is about 4.5 to 6.9 per cent of the Standard finishing budget.
How much glass you design in moves the budget more than the tier: 8 per cent glazing and 15 per cent glazing on the same house differ by nearly double.
What does the Pakistani building code require for windows?
The Energy Conservation Building Code of Pakistan, Energy Provisions 2023, limits the heat transmission of glazing to 3.5 W per square metre kelvin where glass is 40 per cent or less of the external wall, and 2.5 above that. It caps solar heat gain by window to wall ratio, requires openable area and safety rails, and requires sunshades at least 0.234 times the window height on south, east and west elevations.
The code applies above set thresholds, including 500 square metres of conditioned area, about 5,382 square feet. Most 5 and 10 Marla houses are below them; a fully air conditioned 1 or 2 Kanal house may not be.
