Plumbing is priced by the bathroom, not the square foot.
Most quotations fold plumbing into one rate per square foot. The bill actually follows how many bathrooms, kitchens and floors the water has to reach. Below, each of those is priced separately for Lahore, Islamabad and Rawalpindi, with the published material prices underneath.

Plumbing rate list for Q4 2026
In Lahore, plumbing and sanitary works cost PKR 120,000 to 195,000 per bathroom at Standard specification in Q4 2026, or PKR 290 to 500 per square foot of covered area for a typical 3,000 sq ft house with five bathrooms.
A skilled plumber charges about PKR 2,200 to 3,000 a day in Lahore and PKR 2,800 to 3,800 in Islamabad and Rawalpindi. Islamabad and Rawalpindi add about 5 per cent to the whole package at Standard specification, and DHA Lahore or DHA Islamabad add 6 per cent.

Where the society supply is weak or intermittent, a bore becomes part of the water strategy rather than an extra. Depth, ground conditions and casing specification drive the cost far more than the pump does, and Islamabad and Rawalpindi sites meet rock more often than Lahore sites. It almost never sits inside a construction quotation.
2Underground RCC water tankInside the grey structure contract
Poured with the foundations, with a cover slab and an access hatch, so it belongs in the grey structure contract rather than the plumbing package. Check that your grey structure quotation names its capacity, because capacity decides whether the house rides out a supply interruption.
3Booster or pressure pump setPKR 40,000 to 85,000 at Standard
Lifts water from the underground tank and holds pressure across the floors. Gravity from a roof tank gives a weak shower on the first floor and a poor one on the second. It is one of the items most often quietly excluded from a turnkey quotation, and one of the few whose absence you notice every day.
4Kitchen and utility packagePKR 35,000 to 70,000 each
Hot and cold supply, drainage, sink and mixer, a filtered drinking line where specified, and connections for a washing machine or dishwasher. A dirty kitchen or a separate laundry is its own package. Name appliance connections in the BOQ, because clients assume them and contractors exclude them.
5Riser, mains and isolating valvesPKR 84,000 to 154,000 for two storeys
The spine of the system: mains from the tank, the riser through the house, isolating valves on every floor and branch, and the balancing that stops the ground floor stealing flow from the first. It costs this much before a single bathroom is fitted, and no rate per square foot ever shows it to you.
6Bathroom packages, on every floorPKR 120,000 to 195,000 each at Standard
Concealed PPRC hot and cold supply, UPVC soil and waste, a one-piece WC, a basin, a complete CP fitting set, accessories and labour. Multiplied by your bathroom count, this is most of the budget. Stacking bathrooms above one another lets them share a stack and a riser, which is the largest saving available and costs nothing to plan.
7GeysersPKR 25,000 to 48,000 each at Standard
Where a geyser sits matters more than what it costs. The longer the run to the furthest tap, the more water runs cold down the drain every time someone waits for it to heat. Grouping bathrooms around one geyser is cheaper than adding geysers, and works better.
8Overhead tanks, installedPKR 20,000 to 34,000 each at Standard
Roof storage with float valves and connections. We plan one 1,000 litre tank for every three bathrooms. The slab under the tanks has to carry the load, which is a structural decision settled on the drawings, not a choice for the plumber on the day.
9Soil stack, manhole and society connectionInside the grey structure contract
External sewer lines, manholes and the connection to the society line are laid with the structure, along with the septic tank or soakage pit where the society requires one. Falls on external runs are set here and cannot be corrected later without digging. Basement bathrooms usually need a sump and a pumped discharge, which is a separate cost.
Plumbing cost per square foot, and why it misleads
At Standard specification in Lahore, whole-house plumbing costs PKR 290 to 500 per square foot of covered area for a typical 10 Marla house in Q4 2026.
Hold the specification still and the figure falls as the house grows, from PKR 430 to 750 on a 1,000 sq ft house to PKR 150 to 250 on a 2 Kanal house, because large houses buy floor area faster than they buy bathrooms. Price the specification people actually choose on bigger plots and it rises again.

A single turnkey rate per square foot overcharges nobody evenly. It under-prices a compact house full of bathrooms and hides the fittings on a large one.
So ask for plumbing as its own line, stated per bathroom and per specification. If a contractor will only give you one rate per square foot, you cannot tell whether your seven-bathroom house was priced as a seven-bathroom house.
The rising column is the one that surprises people. A 1 Kanal house at Premium plans at PKR 440 to 740 per square foot, and a 2 Kanal house at Luxury at PKR 520 to 1,050, because owners of larger houses tend to choose branded and imported fittings.
What one bathroom costs to plumb
One standard bathroom costs PKR 120,000 to 195,000 to plumb at Standard specification in Lahore in Q4 2026, including sanitary ware, CP fittings and labour.
That is not a round number picked from the market. It is built from the published prices further down this page, plus a labour and contractor allowance. Here is the whole arithmetic, so you can check it or argue with it. Essential runs PKR 75,000 to 115,000, Premium PKR 240,000 to 400,000 and Luxury PKR 450,000 to 900,000.

Where the range comes from
The low column assumes an efficiently planned bathroom with the WC and basin close to a shared stack. The high column assumes a longer branch run, a second shower point and a heavier CP set.
What pushes it higher
A wall-hung WC needs a concealed cistern and a steel frame. A rain shower with body jets needs a larger concealed body and more pressure. Either one moves a bathroom into the Premium band.
What plumbers charge per day in Lahore and Islamabad
A skilled plumber charges about PKR 2,200 to 3,000 a day in Lahore and PKR 2,800 to 3,800 in Islamabad and Rawalpindi, going by published market ranges for 2026.
For estimating government works from July to December 2026, the Punjab Finance Department sets PKR 2,000 a day for skilled trades including plumbers and PKR 1,538 for unskilled workers. Treat the market ranges as indicative: they come from a single published secondary source, and a good plumber with his own tools and a helper costs more.
By the day
The dihari. Fair for a leak, a blockage or a small alteration where nobody can scope the work in advance. On a new house it rewards slowness, and you cannot compare two quotes.
By the point
Every supply outlet and every drainage point is priced. Two quotes become comparable line by line. Ask what counts as a point, whether a mixer is one point or two, and whether chasing and making good are inside the rate.
By the bathroom
A lump sum per bathroom and per kitchen. Easy to compare, provided it states the pipe brand and pressure rating, who supplies the fittings, and whether the pressure test is included. Our own labour allowance is PKR 34,000 to 56,000 per bathroom, including chasing, making good, testing, wastage and supervision.
Inside a whole-house labour rate
Whole-house labour contracts in Lahore and Islamabad run about PKR 650 to 1,000 per sq ft of covered area in our experience, with Islamabad about PKR 150 higher. Plumbing sits somewhere inside that figure, so ask for it to be broken out before you sign.
We do not supply plumbers or take labour-only work. If you need a plumber for a repair, a local plumber recommended by your society office or a neighbour will be faster and cheaper than any construction firm. What the materials cost on their own
A 1 inch UPVC pressure pipe costs PKR 1,768 per 13 ft length, about PKR 2,720 for 20 ft, and a 4 inch drainage pipe PKR 6,271 per length, on the Popular Pipes list effective 14 September 2026.
Supply only, published prices. Use them to check a supplier. Do not budget a house from them: the package rates above add fittings, wastage, labour, testing and a contractor allowance.
PPRC for water supply
Hot and cold lines inside the house. Heat-fused joints, no corrosion. PN-20 as the working standard, PN-25 where pressure or temperature is higher.
UPVC for drainage
Soil, waste and vent. Class O or medium for most house drainage, SDR series for heavier external runs. Pressure-class UPVC also serves cold supply mains.
GI and copper, rarely
GI is now for exposed external runs and legacy repairs, and rusts from inside. Copper is rarely specified for new houses in Pakistan: expensive, with jointing skills that are hard to find.

Plumbing is settled on the drawings, not on site.
Where the bathrooms sit, whether they stack, how far each is from the riser, where the geysers go, whether the basement drains by gravity and how the upper floors get pressure. Almost every figure on this page is fixed by those decisions, months before anyone buys a pipe.
That is what a design and construction package does, and it is the difference between a plumbing allowance and a plumbing variation. Roughly half of Avenir's clients manage their build from abroad, so each of these stages is recorded in a form that can be approved over a phone.

If a quotation does not name every item under priced separately, assume it is excluded and ask. On a 1 Kanal house those items together can add several lakh to the services budget.
Seven ways a plumbing budget becomes a variation
The common thread is timing. Each one looks like a site problem and is really a drawing decision made too late.
Bathrooms that do not stack
Bathrooms placed wherever the plan had room need separate stacks, extra shafts and longer branches. Stacked bathrooms share one stack and one riser. It is the largest saving available on this page, and it is free on paper and expensive on site.
No pressure strategy
Gravity from the roof tank gives a weak first floor shower and a worse one above it. Adding a booster after handover means new wiring, a new pump position and often a larger pipe. Planned in, it is PKR 40,000 to 85,000 at Standard.
Fittings chosen after the pipes are in
The concealed body of a mixer, the cistern type and the waste position all depend on the fitting. Choose late and you either take what fits the pipework or break finished work to change it.
Concealed lines closed before a pressure test
A slow leak inside a wall shows up months later as damp plaster and lifting tiles. Testing and holding pressure before plaster costs a day. Finding the leak afterwards costs a bathroom.
Waste runs laid at a shallow fall
A bathroom in the far corner of a wide plan carries a long waste run. Laid too flat, it drains slowly and blocks often. It is the commonest complaint after handover and it cannot be fixed without lifting the floor.
Basement bathrooms assumed to drain by gravity
Basement bathrooms and laundries usually sit below the society sewer. They need a sump and a pumped discharge. It is a distinct cost head and is regularly missing from basement quotations.
Geysers placed where a wall was free
Every metre between a geyser and a tap is cold water run to waste each time someone waits for it to heat, for the life of the house. Grouping bathrooms around a geyser is cheaper than adding geysers.
Settle them on the drawings
Every item above is decided before a pipe is bought. That is the work a design and construction package does, and it is why we take plumbing only inside one.
Lahore, Islamabad and DHA: how location moves the price
The same 10 Marla house plans at PKR 8.74 lakh to PKR 15.0 lakh for plumbing in Lahore and PKR 9.69 lakh to PKR 16.6 lakh in DHA Islamabad, at Standard specification in Q4 2026.
Sanitary ware, fittings, pipes, tanks and geysers are sold at broadly the same list prices nationwide, so location changes the price through labour, haulage, site conditions and compliance rather than materials.
Islamabad and Rawalpindi
We price finishing works in Islamabad and Rawalpindi above Lahore at every specification, and plumbing follows the same ratio: 2 to 6 per cent depending on tier. The difference sits mainly in labour. Rockier ground also changes water boring, basement drainage and soakage, which are priced separately.
DHA Lahore and DHA Islamabad

These are planning figures, not a quotation, and Avenir is not bound to take on work at published rates.
- Package ratesBuilt from material quantities for one standard bathroom, one kitchen and a two storey distribution system, priced against the published prices on this page, plus labour, wastage and a contractor allowance. The bathroom build-up shows the arithmetic in full. These are Avenir planning rates, not a measured market average.

How much does plumbing cost per bathroom in Pakistan?
In Lahore, plumbing and sanitary works for one standard bathroom cost PKR 120,000 to 195,000 at Standard specification in the Q4 2026 rate set. That covers concealed PPRC hot and cold supply, UPVC soil and waste, a one-piece WC, a basin, a complete CP fitting set, accessories and labour. Essential specification runs PKR 75,000 to 115,000, Premium PKR 240,000 to 400,000 and Luxury PKR 450,000 to 900,000.
Add about 5 per cent at Standard in Islamabad and Rawalpindi, and 6 per cent in DHA Lahore or DHA Islamabad. The figure excludes waterproofing, tiling, shower glass, vanity joinery and the geyser. With those, a complete Standard family bathroom costs PKR 235,000 to 440,000 in Lahore, which our bathroom construction cost guide breaks down.
What is the plumbing cost per square foot in Pakistan?
At Standard specification in Lahore, whole-house plumbing works out at PKR 290 to 500 per square foot of covered area for a typical 3,000 sq ft house with five bathrooms, Q4 2026. The same specification is PKR 430 to 750 on a 1,000 sq ft house and PKR 150 to 250 on an 11,000 sq ft house, because bathrooms, not floor area, drive the cost.
At the specification most owners of larger houses choose, the rate rises instead: PKR 440 to 740 for a 1 Kanal house at Premium and PKR 520 to 1,050 for a 2 Kanal house at Luxury.
How much does a plumber charge per day in Lahore and Islamabad?
Published market ranges put a skilled plumber at about PKR 2,200 to 3,000 a day in Lahore and PKR 2,800 to 3,800 in Islamabad and Rawalpindi in 2026. For estimating government works from July to December 2026, the Punjab Finance Department sets PKR 2,000 a day for skilled trades including plumbers and PKR 1,538 for unskilled workers.
Day rates suit repairs. For a new house, labour priced per point or per bathroom is far easier to compare between contractors.
How much does plumbing cost for a 10 Marla house?
A 10 Marla house with about 3,000 sq ft covered, five bathrooms, one kitchen, two storeys, three geysers and a booster pump plans at PKR 8.74 lakh to PKR 15.0 lakh for plumbing and sanitary works at Standard specification in Lahore, Q4 2026. That is PKR 290 to 500 per sq ft. In Islamabad or Rawalpindi it is PKR 9.17 lakh to PKR 15.7 lakh, and in DHA Lahore PKR 9.26 lakh to PKR 15.9 lakh.
It excludes the underground tank, waterproofing, tiling, water boring and shower glass.
How much does plumbing cost for a 1,000 sq ft house?
Assuming two bathrooms, one kitchen, two storeys, one geyser and a booster pump, plumbing and sanitary works for a 1,000 sq ft house cost PKR 4.29 lakh to PKR 7.53 lakh at Standard specification in Lahore, Q4 2026, or PKR 430 to 750 per sq ft. The rate per square foot is higher than on larger houses because the riser, tank and pump cost much the same whatever the floor area. Leaving out the booster pump brings the total down by PKR 40,000 to 85,000.
What does a 1 inch PVC pipe cost for 20 feet in Pakistan?
Popular's 1 inch UPVC pressure pipe, Class E, lists at PKR 136 per foot on the price list effective 14 September 2026, including sales tax. It is sold in 13 ft lengths at PKR 1,768 a length, so 20 feet works out at about PKR 2,720.
A 4 inch medium drainage pipe lists at PKR 482.40 per foot, PKR 6,271 per 13 ft length, or about PKR 9,648 for 20 feet. Other brands and dealer discounts vary.
What percentage of house construction cost is plumbing?
At Standard specification, plumbing and sanitary works are about 4 to 7 per cent of a complete house budget in Lahore, measured against the PKR 7,430 per sq ft complete house rate for a 10 Marla house on our house construction cost page. The share rises with bathroom density and with specification: a 10 Marla house at Luxury specification spends PKR 1,010 to 2,020 per sq ft on plumbing alone.
Is plumbing included in a grey structure contract?
Only partly, and it is a frequent source of dispute. A grey structure contract normally includes the underground water tank, septic and soakage where required, external sewer lines and manholes, and the sleeves cast into the structure. It does not include the concealed supply pipework, sanitary ware, CP fittings, tanks, geysers or pumps, which sit in the finishing package. Ask for the split in writing before you sign either contract.
Does plumbing cost more in DHA or in Islamabad?
Yes, in our pricing. DHA Lahore and DHA Islamabad add 6 per cent, because work follows the drawings DHA approves and is inspected in stages. Islamabad and Rawalpindi add about 5 per cent at Standard specification, following the same ratio as finishing works on our house construction cost page, mostly in labour rather than materials. A 10 Marla house that plans at PKR 8.74 lakh to PKR 15.0 lakh in Lahore plans at PKR 9.69 lakh to PKR 16.6 lakh in DHA Islamabad.
PPRC, UPVC, GI or copper: which pipe should I use?
Use PPRC for hot and cold water supply inside the house: PN-20 as the working standard and PN-25 where pressure or temperature is higher. Use UPVC for soil, waste and vent. GI is now mainly for exposed external runs and legacy repairs, and it rusts from the inside over time.
Copper is rarely specified for new houses in Pakistan. It is expensive, it needs soldered or press jointing skills that are hard to find, and PPRC does the same job in a concealed domestic installation for far less.
How many geysers does a house need?
It depends on layout rather than bedroom count. As a planning assumption we allow roughly one storage geyser for every two bathrooms that sit close together, plus a separate one for a kitchen far from the others. Grouping bathrooms around a geyser is cheaper than adding geysers, and it shortens the wait for hot water at the tap.
How do I check a plumbing quotation before I sign?
Ask for five things. The plumbing package stated per bathroom rather than folded into a rate per square foot. The pipe brand and pressure rating for supply, and the brand for soil and waste. The sanitary and CP fitting brand and range by name. Whether the booster pump, geysers, water boring and wet-area waterproofing are included. And a written commitment that concealed pipework will be pressure tested and held before plaster.
A contractor who answers all five quickly has costed the job. One who cannot has estimated it.
Does Avenir Developments take plumbing-only work?
No. We do not take plumbing-only jobs, bathroom refits, fitting replacements, repairs or labour-only work, and we do not supply plumbers. Plumbing reaches us as one package inside a construction or Design and Build contract for a whole house or building in Lahore, Islamabad and Rawalpindi. For a repair, a local plumber recommended by your society office will be faster and cheaper.
