This guide breaks down the estimated flooring costs in Pakistan for 2026, covering popular choices like tiles, marble (pathar), wooden flooring (lakri ka farsh), and more, helping you make an informed decision for your budget and style.
A tile price is not a flooring cost.
What you pay per square foot is the tile or stone plus wastage, the bed it sits on, grout, fixing labour, skirting and, for marble, polishing on site. Below, every one of those layers is priced separately for Lahore and Islamabad.

What flooring costs per square foot right now
In Lahore, installed floor finishes cost PKR 270 to 1,990 per square foot of floor area in Q4 2026.
Standard local porcelain runs PKR 410 to 650. Local marble laid and polished runs PKR 290 to 510. Imported Spanish or Italian porcelain runs PKR 980 to 1,990. In Islamabad and Rawalpindi the same work costs about 3 to 8 per cent more for tile, wood and vinyl, and 0 to 4 per cent more for natural stone.
Every figure includes wastage, bedding, grout, fixing labour and skirting. None includes wall tiling, staircases, levelling screed, waterproofing or contractor overheads.

Islamabad is not simply cheaper
Manufactured finishes cost more there because the tile plants and the import clearing point sit in Punjab and Sindh, so freight is a longer leg. Natural stone runs the other way. Ziarat, Chitral and Buner stone reaches Islamabad over a shorter haul than it reaches Lahore, which is why the stone rows barely move between the two cities. A quotation that applies one flat city discount across every finish has not looked at where the material comes from.
Where the thickness is, and where the money is

The tile is a fifth of the build up and three fifths of the cost. The screed is most of the thickness and none of the installed rate, because it is priced separately and usually discovered late.
Thicknesses are typical for residential work in Lahore and Islamabad. Cost shares are the layer midpoint as a share of the installed midpoint rate and sum to 100. Both columns read from register FLR-2026-09-13, the same one the estimator uses. The structural slab is excluded from the thickness column, since it is cast as part of the grey structure.

Walls, staircases and shafts take out roughly 12 per cent of covered area before you lay anything.

A real specification mixes finishes. On a 1 Kanal house a common split is premium marble at the entrance and drawing room, large format porcelain through living areas and corridors, SPC or engineered wood in bedrooms, and anti slip tile in bathrooms and on terraces. Six ways a flooring budget becomes a variation
The common thread is sequence. These look like shopping decisions and are actually coordination decisions.
The slab is not level and nobody priced the screed
A slab poured to ordinary tolerance can be out by an inch across a large room. Large format tile will not absorb that. Levelling screed gets discovered after the tiles arrive and is charged as an extra. Measure the slab before the order is placed.
The tile is chosen before the layout is set out
A 24 x 48 tile in a room 11 ft 4 in wide produces a sliver cut at one wall. Setting the floor out on the drawing decides where cuts land and how much wastage you buy. Doing it on site decides it for you, badly.
Cement sand bedding under porcelain
Porcelain has almost no water absorption, so a cement sand bed grips it poorly. Tiles sound hollow, then corners lift. Adhesive costs more per square foot, which is why the bedding line differs between ceramic and porcelain.
Two deliveries from two production batches
Tile shade varies between batches and stone varies between blocks. Order the full quantity plus wastage in one go, check the batch number on every pallet, and hold the spare boxes.
Grout chosen at the end, on price
Cement grout on a light kitchen floor discolours within a year and cannot be cleaned back. Epoxy grout is decided at specification stage because it changes the rate, the programme and the labour skill required.
Marble laid before the polishing is agreed
Marble arrives semi finished and is ground and polished in place after laying. That operation is about 23 per cent of the installed local marble rate. A marble quotation that does not mention polishing is not a quotation for a finished floor.

Flooring is settled on the drawings, not in the showroom.
Floor levels between rooms, thresholds at every change of material, falls to bathroom drains, where the setting out starts so the cuts land somewhere sensible, and whether the slab is flat enough for the tile someone has already chosen. All of it is decided months before anyone orders a box.
That is what a design and construction package does, and it is the difference between a flooring allowance and a flooring variation. Roughly half of Avenir's clients handle it from abroad, so the approvals opposite are built to work over a phone.

How these rates were built
One register, version FLR-2026-09-13. The estimator, the comparison and every table read from it, so they cannot disagree with each other.
- Material ratesTriangulated across independent published Pakistani price lists checked on 13 September 2026, including trade retailer rate lists and marble rate trackers updated within the preceding fortnight. Where two sources differed by more than 5 per cent the band was widened rather than averaged, and the row was marked confidence D.
- Fixing labourBenchmarked against live Lahore tradesman listings dated within 48 hours of the review date, which cluster around PKR 80 to 90 per square foot for straight lay floor tiling, plus an allowance for supervision and margin on a managed contract.
- Installed ratesBuilt up layer by layer rather than taken from anyone's headline figure. The sum of the layer lows equals the published low, and the sum of the layer highs equals the published high, for every finish and both cities. That identity is verified arithmetically before publication.
- City adjustment3 to 8 per cent added to manufactured and imported finishes for Islamabad and Rawalpindi, and 0 to 4 per cent to natural stone, on the freight logic set out above. A reasoned adjustment, not a measured one.
- Quantity coefficientsThe 12 per cent deduction from covered area to floor area, and the wastage percentages, are industry convention and are held as pending calibration against Avenir's own completed project bills of quantities.
- Review cadenceRates are reviewed quarterly. This is the Q4 2026 rate set and the next review is Q1 2027. Imported porcelain and most plank flooring are priced at source in euros or yuan, so those rows move most with the exchange rate between reviews.

Published Pakistani flooring price data is fragmented and frequently contradictory, and pretending otherwise would repeat the error the rest of the market makes. What does flooring cost per square foot in Pakistan in 2026?
In Lahore, installed floor finishes run from PKR 270 to PKR 1,990 per square foot of floor area as at 13 September 2026. Standard local porcelain sits at PKR 410 to 650, local marble laid and polished at PKR 290 to 510, premium marble at PKR 460 to 840, and imported Spanish or Italian porcelain at PKR 980 to 1,990. In Islamabad and Rawalpindi add roughly 3 to 8 per cent for tile, wood and vinyl, and 0 to 4 per cent for natural stone.
Those rates include the finish, wastage, bedding or adhesive, grout, fixing labour and skirting. They exclude wall tiling, staircases, screed, waterproofing, contractor overheads and taxes.
Why is the installed rate so much higher than the tile price?
Because the tile is one of six things you pay for. On standard local porcelain the tile is about 61 per cent of the installed midpoint rate. Fixing labour is about 21 per cent, adhesive about 6 per cent, skirting about 5 per cent, wastage about 4 per cent and grout about 3 per cent.
On local marble the split is very different. The stone is only about 23 per cent of the installed rate, because Badal, Sunny Grey and Tavera are inexpensive but laying, grinding and polishing them is skilled, slow work. Comparing a marble price to a tile price tells you almost nothing about which floor will cost more once it is finished.
What is the tile fixing labour rate in Lahore and Islamabad?
Straight lay floor tiling up to 24 x 24 was being offered by Lahore tile fixers at around PKR 80 to 90 per square foot in mid September 2026. On a managed contract, with supervision, setting out and rectification included, budget PKR 90 to 130 per square foot for that work.
Rates rise with format and complexity. Large format and wood look plank tiles run PKR 130 to 190. Imported large format runs PKR 150 to 220. Marble laying runs PKR 100 to 160, with grinding and polishing a further PKR 60 to 130 on top. Diagonal setting out, borders, small wet rooms and staircases all reduce output per day and are priced above the base rate.
Is marble cheaper than porcelain in Pakistan?
Local marble usually is. Badal, Sunny Grey and Tavera cost PKR 65 to 120 per square foot as material, against PKR 250 to 400 for local porcelain, and the finished floor lands at PKR 290 to 510 against PKR 410 to 650. Premium marble reverses that. Ziarat White at PKR 330 to 385 as material takes the installed rate to PKR 460 to 840.
Cost is not the whole decision. Marble is porous, stains from oil and citrus, dulls in traffic lanes and needs periodic repolishing. Porcelain does not. On a house where nobody wants a maintenance routine, porcelain is usually the better buy even when marble is cheaper on the day.
How much extra tile should I order for wastage?
Allow 5 to 7 per cent on a straight lay in rectangular rooms and 8 to 10 per cent on large formats, plank layouts, diagonal setting out or any floor with a border. Marble and granite carry 10 per cent because slabs are cut to size and edge damage is common.
Order the full quantity including wastage in one purchase so that everything comes from one production batch or one block, and keep at least one unopened box of each finish. Tile shade and stone figuring both vary between batches, and a repair made two years later from a fresh batch is visible from across the room.
Should I use tile adhesive or a cement sand bed?
Use adhesive for porcelain, for anything larger than 24 x 24, and in bathrooms and kitchens. Porcelain absorbs almost no water, so a traditional cement sand bed grips it poorly. The result is hollow sounding tiles and corners that lift within a couple of years.
A cement sand bed at 1:5 remains acceptable under ordinary ceramic tile on a sound slab. That is why the bedding line differs between the two in our rate build up: PKR 40 to 70 per square foot for a cement sand bed under ceramic, and PKR 25 to 40 for adhesive under porcelain, where the thinner bed uses less material.
Is epoxy grout worth the extra cost?
In kitchens, bathrooms and on any light coloured floor, yes. Cement grout is porous and will discolour, and it cannot be cleaned back to its original shade. Epoxy grout resists staining and water, and holds its colour.
The difference is real money on a large floor. Grout ranges from PKR 8 to 20 per square foot in cement and up to PKR 90 per square foot in epoxy on large format joints. Decide it at specification stage, because epoxy grout changes the labour skill required and the programme, and it is not a sensible last minute substitution.
What does flooring cost for a 10 Marla house in Lahore?
Taking a 10 Marla house at 3,150 sq ft covered area, roughly 2,772 sq ft is finished floor once walls, staircases and shafts are deducted. On local porcelain throughout that is PKR 11.4 lakh to 18.0 lakh. On local marble it is PKR 8.0 lakh to 14.1 lakh, and on premium marble PKR 12.8 lakh to 23.3 lakh.
Those are single finish figures. A real 10 Marla specification usually mixes marble or large format porcelain in the entrance and living areas with SPC or porcelain in bedrooms, which lands between the bands above. Wall tiling, staircases, terraces and waterproofing are extra.
Which flooring suits a 1 Kanal or 2 Kanal house in DHA Lahore or DHA Islamabad?
The pattern that holds up best is a mix. Premium marble or large format porcelain at the entrance and in the drawing room, large format porcelain through lounges and corridors where footfall is heaviest, engineered wood or SPC in bedrooms and the study, anti slip tile in bathrooms and on terraces, and stair grade stone on the staircase.
On a 1 Kanal house at 6,000 sq ft covered, that mix generally plans between PKR 25 lakh and PKR 45 lakh for floor finishes. If you want the marble look without the maintenance, large format porcelain in a marble pattern is now good enough at close range to be worth considering on its own merits rather than as a substitute.
Is flooring cheaper in Islamabad than in Lahore?
Not for most finishes. Tile plants and the import clearing route sit in Punjab and Sindh, so manufactured and imported finishes carry a longer freight leg to Islamabad and Rawalpindi and run about 3 to 8 per cent higher than Lahore.
Natural stone is the exception. Ziarat, Chitral and Buner stone travels a shorter distance to Islamabad than to Lahore, which closes most of the gap, so stone rates in the two cities sit within about 4 per cent of each other. Any quotation that applies one flat city discount across every finish has not considered where the material is coming from.
